No people, pets, or plants in the home while ozone runs. Post the warning sign on every exterior door with the start time and safe-to-enter time filled in. Tape the main door handle. Nobody goes back in until treatment is done plus 1–2 hours of air-out. If the air still smells sharp like ozone, stay out and keep airing it out. Odor work is booked ahead — plan on 48 hours start to finish, never day-of.
Fill in the treatment, and this works out the earliest safe entry time. Write that time on the door signs.
Rule of thumb: ozone output up for big homes or heavy odor, down for small rooms. Furnace fan on "circulate" if you can, interior doors open, unit up on a counter or table near the middle of the home.
The time on the sign is the earliest entry — and only after air-out. Open windows and run a fan for the air-out whenever you can. Nose check at the door: sharp, sweet ozone smell = not yet.
Trash, litter boxes, and anything soaked or spoiled goes out. Odor that has a source keeps coming back until the source is gone.
Ozone is the finisher, not the whole job. It clears odor out of the air, carpet, walls, and ductwork once the source and the surface film are handled. Set the unit, post the signs, lock up.
Ventilate 1–2 hours. Walk through and smell-check room by room before you call it done.
Note anything that still needs work — heavy smoke homes may need an odor-blocking primer and paint after us. Tell Alan the same day. We never promise painting unless it's on the work order.
On photo-shoot jobs, Alan sets the machine while he's at the house in the morning and the treatment runs during the day — the job is done the same day, but pickup is the next day. If the agent gets back to the house first, they'll set the machine in a closet with the door hangers — pick everything up from there.

Bring in a job — earn $50. When a job you brought us books and pays, you get $50. Neighbors, agents, landlords, your own cleaning clients — anyone with a house that smells is a lead. Get their name and number and send it to Alan the same day.

Offer the spray finish on every job. The $25 Deodorizer Finish takes five minutes at the end of a job. One line is all it takes: "For $25 we can finish with a deodorizer spray that locks in the fresh smell, room or car." Cars count too — a seller's car that smells like smoke or dogs is an easy yes.
Mention the bundle. Ozone booked with a Level 2 or Level 3 clean saves the client 10% on the treatment. It makes the bigger job easier to say yes to.
Rules: quote only what's on this rate card, never promise a price you don't see here, and never guarantee an odor is 100% gone. Anything else, call Alan at (913) 513-7817 and let him price it.
For open houses and move-ins: "An ozone treatment clears out lingering odor and leaves the home smelling fresh — perfect before an open house or a new move-in."
For odors built up over years: "Some odors have had a long time to settle in. For those homes we start with source removal and a deep clean, then finish with ozone, so the freshness lasts. Those jobs are quoted individually after a quick look — no surprises."
